The Orangerie: Will The Bloodbath Stop?

It was barely a month ago when we discovered 2 bed apartments at The Orangerie, which had initially been on the market for +R3million were now being sold off for R2.5million.

Now Pam Golding has two more 2 bed units with an asking price of R2 395 000. And there is no transfer duty as it's direct from the developer, which means that if you bought in the Orangerie and you're trying to sell you are competing with the developer, who can probably cut prices again if required, and the buyer has to pay transfer.

You can see from the outside that they had trouble with leaks. Repairs have already been done on the walls. The units inside are not well made either i saw them when i was looking to buy off plan. I was very disappointed. Those flats are worth no more than R1.5.

During the enormous housing bubble back in 2005 and 2006. I can can picture in my mind the young real estate agent’ the banker offering the buyer a pen and waiting for the buyer to sign on the doted line chuckling when someone suggested that real estate could maybe not be the greatest investment in the world. So over confident that you could smell it in the room. Non of these guys ever thought for a moment that their was anything out of the ordinary.
