The Orangerie: The Bloodbath Continues

Back in January we wrote how apartments in The Orangerie, which had been initially sold for well over R3 million were being sold by the developer for R2 850 000. It seems since then time has not helped those prices recover.

This ad is a new listing for a 2 bed apartment in The Orangerie.

The asking price? Now down to R2 500 000.

For some reason (marketing?) I was under the impression that the quality of finishes at The Orangerie were much better than the photos indicate.

For example, the quality of tiling & choice of tiles is very similar to other places (read shocking) I've seen in the City Bowl that sell for half that price.

That's just the thing. Who, with their head screwed on the right way, would possibly fathom paying 2.5 bar for what looks to be a simple, average, boring little box. You honestly have to be off your marbles. Back in the boom you could buy something like that and it didn't matter whether you paid 2 mill or 10 mill, you could still sell it to another fool for 20% more. It's like muisical chairs. My honest valuation puts that at between 1 mill - 1.5 and people might start considering it.
