More Bank Repos Struggling To Sell - Milnerton

Reader TA sent in a link to this bank repossessed house in Milnerton on sale for R1 300 000. It was listed in December 2008 as on sale for R1 650 000. According to TA it was initially listed at R1 900 000, which means it's dropped R600 000 in price, a 31.5% drop in asking price.

Looking at the pictures on the latest ad, it seems it's never been occupied.

well its bloody ugly and seems rather cheaply built. And GREAT VIEW!!!! what is that, looks more like Royal Ascot than Milnerton Ridge. The view must be a great selling point anyway hahaha.

huh, you're on the button. I've had a look at this place and you're right, more Ascot than the Ridge. I didn't even go in to look, one look from the road was enough. The photo doesn't do the place justice. It's built with typical SA architect creativity and it's ugly, ugly, ugly. The quality of the building is below average and it's not been maintained (at least 100k to 200k of fixing up needed just outside). But the coup de gras is the view... it's situated right at the top end of the Ridge and has really great views of THAT refinery. The erf is pretty small as well for such an elephant. Even if I'd consider it I wouldn't think anything above 800k because you'd be buying a maintenance and 'position' problem
