Saturday Open Thread: "Prices to Decline" - MoneyWeb

Residential property prices to deteriorate
Housing prices have been coming down in real terms for much of 2011 and this negative growth trend is something that property analysts expect to continue for at least the rest of the year, probably longer.

With investment in residential property more likely to lose the average homeowner money in the near term, Moneyweb asks whether those consumers who have a choice should be opting to rent or to buy.

Apparently for some (with brass balls or no sense) it is a good time to buy.
I say so because last weekend, across the road from us (in Brooklyn), a new neighbour bought a 3 bedroom small house on a 450m2 plot in need of plenty TLC. Price paid R 540 k.

The very day transfer occured, the work crews arrived and ripped out the old window frames and fitted aluminium ones.
When we went to welcome her she said she is not moving in - she's just "flipping" the house.

We think she's nuts.
She could flip it profitably if she had payed 150 k - but not at 540 k.
We think she's sitting on an illusion.

For christ's sake, how much longer do people think you can make money on a junker home by slapping on a coat of paint and plonking down granite tops?

Smell the fear ... with the "fear" stage of the bubble graph imminent, you could argue that the desperation of idiots like our spammer who is obviously still in denial, is even further proof that a property crash is underway.

In his simple mind he probably thinks that if people don't know about the truth they will rush out and buy houses.

Of course the flaw in this thinking is that people are refusing to buy houses because they are double the price they should be and they simply can't afford them. It has nothing to do with us. We are just informing interested parties about what is happening.

I can just imagine this fool as being some sucker who went to a weekend "easy steps to become a millionaire property owner" workshop and then rushed off and bought a bunch of properties near the peak, which are now falling in price and he is wetting himself that what we say might happen.

He needs some sucker to take them off him first ... if he can just silence us he stands a chance of grabbing one of the other ill informed property suckers out there who don't yet realise that the property wonder years are not returning any time soon ... and that a similar boom like we just had will not be seen ever again in our lifetime.
