I have been told that all the flats on top floors were bought off plan by estate agents, before the public knew about the flats going to be built.
I do hope these agents are making sure that when they show potential buyers around the Orangerie they show them apartments that they don't have a financial interest in.

I can confirm that this is true. All the Seeff agents were offered the flats first at a discount.
In his book 'Fooled By Randomness', Nassim Taleb explains how current thinking presents the two following polarized visions of man, with little shades in between:
Utopians (lucky fools) and the Tragic Vision of humankind (those that believe in the existence of inherent limitations and flaws in the way we think and act and requires an acknowledgement of this fact as a basis for any individual and collective action.
Agents fall into the first category, and in my opinion, are merely 'lucky fools' but don't know this, by definition. Their strings of success will inject them with so much serotonin that they will even fool themselves about their ability to outperform markets. Randomness will be ruled out as a possible factor in the performance, until it rears its head once again and delivers the kick that will induce the downward spiral.
So, if you're so rich, why aren't you so smart?

The price for the one bedroom top floor flats were R1695 000 when they were released. Guess what they are going for now?
