Here's one for R14.5K - http://capetown.gumtree.co.za/c-Flat-House-Real-Estate-houses-flats-for-rent-New-development-W0QQAdIdZ179924476. Gumtree is full of rental ads for the orangerie in the 11K - 14K range.
It's basically just idiots trying to cover their bond as much as possible while praying for capital appreciation.
Just a thought Orange Street is one of the busiest in town, they're almost across the road from the 24 hour engen. What's the noise level like in this place?
Noise is pretty bad. It's not so much the Engen but rather the intersection with Rheede Str where there's always traffic build-up.
Orange Street is theoretically a prime position but it has never been able to shake its slightly skanky edge. There's a full-blown slum block across the 24-hour petrol station, a gang of very friendly drug dealers near the bus stop outside Cape Town High, then some very dark corners near the church where I wouldn't walk alone after dark. The Mount Nelson poshes it up a bit, and the Labia is nice to have next door, but still this is a far cry from other City Bowl 'hoods where you can have a late-night coffee at a pavement cafe or walk to your friends' house.

Saw an ad in 'Get It' today, one of the 2-bed-2-bath places to rent at R12k a month. Absolute fantasy.
